Commercial Roofing Maintenance Tips for Springtime

Spring is the ideal time to do roof maintenance to ensure that winter hasn’t caused any issues which could compromise roofing performance. The person to inspect your roof should be a trained and experienced roofer. If possible, call the same roofing contractor that installed your roof. 

Focus on the Roof’s Field and Flashings

Commercial roofs are vulnerable to any number of problems. But focus first on the two most likely areas to sustain damage or be in disrepair after winter. On the roof’s field, look for areas of degradation or wear that could need repairs. Then, review flashings that could be the most likely area for leaks. Any break in the roof’s membrane could be a cause so be sure to check every possibility.

Check Roofing Materials

Most roof covers are flexible, but moisture and heat can cause bubbles, leaks or wind damage. Remove debris, and inspect for loose or missing materials. If bubbling or peeling is significant, roof maintenance companies suggest a cover replacement.

Clear the Roof Drainage System

Examine all drains and scuppers to ensure they are open. Be sure that all drain clamps are tight and in place. Inspect and clean the roof drainage system of clogs from tree leaves and debris. Check for and repair cracks around roof drains.

Check Roof Equipment

Inspect skylights for cracks or leaks. Address any rotting wood or looseness in the curb.  Check roof hatches for any loose materials or screws, and make sure the roof hatch is well locked when not in use.  Make sure all satellite dishes are well secured to the roof structure. Maintain roof-mounted AC units, making sure metal panels are well fixed.
